Sounds outright crazy, but it's true. By outsourcing most of your real estate practice you can significantly increase your lead generation and customer acquisition. Think about it for one second.
As a Realtor, what do you excel at the most and/or what would you like to spend most of your time on?
If you are like most Realtors I know you are great at showing properties , negotiating terms, working one on one with your clients and making sure everything goes well during closing. However, that is not what most real estate agents spend most of their time on.
As a Realtor you are painfully aware that you spend most of your time on marketing, prospecting, accounting, office tasks and multiple other non essential admin tasks. I would say about 75% of your time. What if I could show you a way where you can take all of these non-essential tasks and completely outsource all of them.
Outsourcing Your Real Estate Practice To Fully Leverage Their Marketing, Time and Budget
Let me show you exactly what I mean by proving it to you using my simple mathematical formula.
In his bestselling book "4-Hour Workweek" by Timothy Ferriss he has outlined a concept that I believe every Real Estate Agents should use in their every day practice. The premise is simple and easy to understand.
Concentrate all your time and efforts on activity that generates the most income for you. Outsource everything else.
While I believe that working just 4 hours a week on anything and expecting positive results is absolute nonsense (btw, Tim Ferriss works 12 hour days himself), the other premise of outsourcing all non essential or non income producing activities is right on the money.
Let me show you what I mean.
Leverage Your Time
As a hard working Real Estate Agent you are probably working somewhere between 40-60 hours (maybe even more) on your real estate business every week.
Let's assume that you spend an average of 75% on non essential activities like marketing, office, scheduling, accounting, admin, etc and only 25% on income generating activities like showing properties, signing up listings, negotiating and closing deals.
Furthermore, let's assume that you make $5,000 per month on average working 200 hours per month. In such a scenario your earnings average out to about $25/hour. If we look deeper into these numbers you begin to understand that your income producing hours are worth $100 per hour, while your non-income and non-essential hours are worth
Now, think about this for a second. What if you can turn all (or majority) of your 200 monthly hours into your $100 income producing hours?
Now You Can. Just outsource the rest of your Admin tasks for as low as $6-7 per hour. It's easy and I will show you exactly how to do it.
However, it gets even better.
Not only are you no longer dealing with boring tasks that anyone can do, you have just increased your earning potential from $5,000/m to $18,500/m (200 hours x $100 -$1,500 outsourcing cost).
If you need help counting, that is $222,000 per year of income for your real estate practice. In addition, this income is achieved by doing nothing more than adjusting your point of view and outsourcing the tasks you hate or tasks that waste your time to others.
How will outsourcing help me increase my lead flow or customer acquisition?
This is an important question that must be understood. You can't just outsource to anyone and expect good results or any results for that matter. You must outsource to a specialist or to an organization that understands how your realtor marketing or your real estate practice works. In most cases it is prudent to follow these steps.
1. Know and understand exactly what you are outsourcing
2. Find a partner who is knowledgeable and experienced in Real Estate
3. Control the process and have specific benchmarks in place.
The increase in leads will come from finding the right partner and that partner having an understanding of what works when it comes to lead generation through social media, inbound and other advanced internet marketing channels. The right partner will know this much better than you do and as a consequence they will be much more effective in lead generation and conversion. When done properly, they should be able to flood you with leads.
